Many people can become confused by Housing Styles. What one style could mean to an Agent can be totally different from what the client requires.

So what are the different styles and how can they be distinguished from one another?

Our guide to "Housing Styles" will show you what features to look for on a property that makes it a certain style and the correct name of that particular style.

Traditional Housing Styles


Colonial, Federation and Interwar
Rudimentary House
(1820s - 1930s)

Colonial, Federation and Interwar Gable/Hip House
(1820s - 1930s)

Colonial, Federation and Interwar Pyramid/Short-Ridge House (1870s to 1930s)

Colonial, Federation and Interwar Asymmetrical Pyramid/Hip House

Colonial/ workers cottage - pre

To distinguish Colonial houses, look for the very steep pitch of the roof and the steeped verandah attached to the house wall below the main gutter. The verandah roof is usually convex, but may be concave or skillion. Other common features of Colonial houses are the brick chimney and detached kitchen.

Bungalow or Commonly referred to as Queenslanders

The bungalow class of styles comprises dwellings with a continuous roofline; that is there is no steeped verandah roof or roof projecting beyond the walls of the core. The low pitch roof rises from the gutters to an apex or ridge so that the roof form is pyramid.






Porch and Gable Bungalow
– Commonly referred to as Ashgrovians

Bungalow roof with two projecting frontal gables is the basis of this class. Evolutionary changes include the addition of a flanking sleepout, the bedroom gable moving to an off-centre position and the porch changing from an open entrance area to more of a room and or/ vestibule.






Post War style homes

A very common sight in middle ring suburbs of Brisbane and other major provincial towns is a home know affectionately as ‘Housing Commission’ or ‘War Service’. Or Post War style homes. These timber framed low-set or high-set homes were on concrete stumps, modest in size and resulted in sturdy construction with the use of quality hardwood framing. Fibro featured throughout as interior linings and papering was sometimes required to cover over inferior linings or material imperfections. Corrugated roofing of fibro or asbestos cement and iron prevailed. Red tile roofs would follow as later builders of post war homes benefited from the gradual improvement in material manufacturing and supply. In plan the houses contained only two or three bedrooms, a single living dining room, a kitchen, small bathroom and an external back yard toilet and laundry.







Housing Commission

Commonly found in the outer suburbs and back then in the poorer areas which now a lot have been renovated and sold, these areas have moved forwards in leaps and bounds. Housing Commission houses were built the state, these timber framed low-set or high-set homes were on concrete stumps, modest in size and resulted in sturdy construction with the use of quality hardwood framing. Fibro featured throughout as interior linings and papering was sometimes required to cover over inferior linings or material imperfections. Corrugated roofing of fibro or asbestos cement and iron prevailed. Red tile roofs would follow as later builders of post war homes benefited from the gradual improvement in material manufacturing and supply. In plan the houses contained mostly three bedrooms, a single living dining room adjoining lounge room, a basic kitchen and small bathroom. These houses were normally on bigger blocks of land. These properties normal make great rental properties or affordable first home buyers.
