Our fees are Not Commission based, our Professional Fees are fixed upfront based on the complexity of what you need us to do for you. We can do as little or as much as you need.
Our fees are payable in two installments excludes our Bronze Service (Hourly Service):
• Professional Retainer Fee payable upon signing our paperwork;
• Professional Success Fee payable once the contract for the property purchased becomes unconditional.

Customized Service:
This is the money saving service for the buyers who have already chosen the property which they believe suits their needs but just want to ensure they have chosen wisely and that they will not be paying to much for the property and to have a negotiator on your side. This gives you the Buyer a huge advantage.
We will inspect the property you have chosen, compile a current Comparative Market Analysis Report (CMA) eg. Recent up to date sales and analysis of other comparative properties on the market. This helps to determine the true market value of the property, giving you the peace of mind you are not paying more than it is 'truly' worth in the current market conditions, develop a purchasing strategy plan, then Negotiate on your behalf not only on the price but on the terms and conditions of the contract.

Auction Representation:
This is for client who have chosen a property which is going to Auction and are unsure about bidding on the day, not sure how Auctions work here in QLD or just can not be at the Auction.
We have the skills and the experience to act on your behalf at the Auction.

Bronze Level Service:
This is our hourly based service which you may utilise us just to inspected a property, compile a current Comparative Market Analysis Report (CMA) eg. Recent up to date sales and analysis of other comparative properties on the market, only to negotiate for you, arrange inspection for you. This is really were we can do as little or as much as you need.

Silver Level Service:
This is the Service were you the Buyer have the time spare to troll through the internet, contact the selling agents and wait days for them to get back to you only to be told the property has been sold or will suit you down to the ground and you arrive at the inspection and the agent is late, you walk in only to find it is nothing like the agent told you over the phone..... Spend your Saturday running from one open home to the next
You have know narrowed your search down to 2 properties and need our help to determine which one is the better buy or what each property is truly worth as you do not want to pay to much. You simple engage us and then we will take over from there:
- Conduct an inspection of the nominated property (maximum of 2properties)
- Provide a detailed report on the nominated property that will include (max of 2 properties), Comparative Market Analysis Report (CMA) eg. Recent up to date sales and analysis of other comparative properties on the market. This helps to determine the true market value of the property, giving you the peace of mind you are not paying more than it is 'truly' worth in the current market conditions.
- Supply you with Internal and external photographs, where possible.
- If required, independent rental appraisals
- Recommend a maximum purchase price without any emotional attachment based on facts.
- Discuss the negotiation strategy with you.
- Discuss the special conditions and standard terms on our QLD contracts, which maybe required to protect you the buyer.
- Endeavour to negotiate with the agent or property owner on your behalf to secure the most competitive price and favorable terms for you. (max of 1 property purchase)
- Arrange and attend building and pest inspections with a Licensed Building and Pest Inspector, if required arrange other inspection like Pool inspections.
- If applicable arrange for the seller's to rectify items found under these inspections or re-negotiate the purchase price, this will not always be the case.
- Where applicable source property management kits and details for you.
- If applicable work with your chosen Property Manager.
- Conduct the pre-settlement inspection
- Liaise with your Solicitor throughout the whole process.
- Arrange collection of the keys for the property and arrange delivery of the keys

Gold Level Service:
The Hot Property Specialists Buyers Agency team will do everything for you, the team will manage the entire process for you from start to settlement.
This service is perfect for busy people, Interstate buyer's, Overseas buyer's or buyer's who are just sick and tied of having no life whilst trying to find the right property and not to mention dealing with the sales tactics of the selling agents.
Once you have filled in your Property Goals and returned it to us, Click here for your Property Goals form. We will compile a detailed brief which will be based on your Property Goals/ Requirements and our detailed meeting or phone conversation, this is to ensure we all have a clear understanding and are all on the same page.

- Rule out the properties which do not suit.
- Maintain a Property Tick N Flick log which you will be emailed on a regular base, this way you can see the properties we have investigated and the reasons why we have discarded them. (unsuitable properties)
- Recommend the most suitable property/ies and prepare a report.
- Supply you with Internal and external photographs, where possible.

- Endeavour to negotiate with the agent or property owner on your behalf to secure the most competitive price and favorable terms for you, unlimited property negotiations to secure a property (max of 1 property purchase) Discounted Professional Success Fee for additional property purchases.
