Dear Liz and Zoran, I am writing this letter to give potential clients of Hot Property Specialists Buyers Agency (HPS) a snippet of our experience with HPS over the last 7 months. My wife and I were at our wits end looking for a family home, as we lived in Melbourne and were moving to Brisbane. We had made several trips to Brisbane after we thought we had found the perfect house, only to find out that the house was not like the photo’s nor like the agent described. A well known Prestige selling agent told us about Liz at HPS and how she could help us, so after another wasted trip to Brisbane, we got back to Melbourne and I contacted HPS via their web site back in May 2009 about 10pm on a Sunday night, to my surprise I had received an email back from Liz. I asked her what she was doing replying this late on a Sunday night and she responded with ‘I am doing research on a property which I inspected to today for a client’. Then on Monday at the office I was chatting about our fruitless trip to Brisbane when the CEO said that he would bring in a business card of the company that found their house in Brisbane as his wife handle it all. Unbelievably the business card was for Hot Property Specialists Buyers Agency. My wife and I called Liz that night, we chatted for about an hour and we become clients. Liz and Zoran did all the hard work, endless searching, inspecting properties, researching and valuing them, and finally after 8 weeks, the right property was located and it had not been listed on the internet, the house was in one of the best streets in Bulimba and exceeded our expectations. We really thought that we would have to pay the asking price but Liz said that it was about $300,000 over priced (Asking price $1.9M). Liz did the negotiations and we were extremely happy with the purchase price. Liz and Zoran looked after the whole buying process for us and after we had moved into our new beautifully home, we had Liz and Zoran over for dinner. With the money we had saved thank to Liz, we asked Liz to buy us an investment property and once again Liz and Zoran looked after everything for us. My wife and I have no hesitations in recommending Hot Property Specialists Buyers Agency to look after all your property buying requirements and we will be chatting with Liz in February 2010 for our next investment property. Dear Liz, We would like to thank you for your Gold Level Service, which was Gold for us. As you already know but the people reading this Testimonial do not, we live interstate and trying to buy an investment properties just by using Real Estate.com and thinking that the Selling Agents were working for us. They were so nice, friendly and helpful, it was not until we thought we had found a property (The selling agent wanted us to sign the contract without seeing it first). I flow to Brisbane and hired a car then drove to the open house, only to find out that it was not what we had told the Selling Agent we were looking for. We were very clear about not wanting to do up bathrooms, kitchens no renovations or immediate maintenance. The bath needed to have cracked tiles replaced and all the tiles in the shower needed to be resealed, the carpet in one of the bedrooms had a huge stain then to top it all off the kitchen did not even appear to be the kitchen in the picture he had sent us. I walked out in disgust. On the flight home I was chatting with the woman next to me, I was telling her about my wasted trip and my frustrations, and she reply with “ I can tell you how to make sure that never happens again and it will also save you time and money” I asked how? She proceeded to tell me about her Buyers Agent and what a Buyer Agent can do for Buyers. Hence why I called you Liz because it was you she was talking about and that you have purchased 2 investment properties for her and her husband. Everything she told me about your services, you have for filled or exceeded our exceptions. You have purchased us the perfect investment property and our Bank Manager and Solicitor, could not believe the purchase price, the small deposit with no second deposit, the rental return and how smoothly the whole contract went in our favour not the Sellers. Our Bank Manager Peter said he will contact you about helping him to purchase investment properties. We will never buy another property without you ever again and I will defiantly be talking about you every chance I get……………..Thank you so much for your hard work and dedication. Finance – Firstly thanks to Liz for explaining “cross-collaterisation” and the negative impact it can have on your principal place of residence if you fall behind on repayments on your investment property. With the words of wisdom Liz gave us, we were able to re-structure our home line specifically with the idea of building a property portfolio. We had no idea with the initial structure that we would have to keep re-financing our principal place of residence every time we wanted to buy another investment home. Thanks to both of you for identifying key areas for capital growth and rental returns. We were about to make another mistake and purchase something that was close to our house, so it would be easy to drive past and look at it, not for the importance of capital growth. Thirdly – the convenience of having you girls negotiate and sign the contracts on our behalf. This saved us so much time and money. I am recommending your services to everyone I come across that is interested in investing in property.
